River sand and ground that's been underwater
Most of the ground around Waterloo is sand and gravel the rivers laid down. Under a slab, that's good news. It drains fast, doesn't swell like clay, and holds weight well when it's packed. A lot of the rock in Omaha's concrete comes out of this same valley.
The catch is that sand moves when water runs through it. A downspout, a sump line or a low side yard that sends water along the edge of a slab will slowly wash the sand out, and then the concrete cracks into the hole. Point the water somewhere else first. It's cheap and it protects what you're paying for.
Then there's the 2019 flood. A lot of ground around here sat underwater for a long time, and soil that's been soaked and dried doesn't always end up where it started. If a slab moved after the flood, what matters is whether it's stopped moving. If it has, we can lift it or replace it with confidence. If it hasn't, we deal with the cause first.

Packed down, yes. It's stable, it drains, and it doesn't swell. The one thing it won't put up with is water running through the same spot over and over, so we plan for drainage too.
Can you pour on ground that flooded?
Usually, once it's settled. Sometimes that means digging out a little deeper and bringing in new rock instead of trusting what's there. We'll tell you up front if your spot needs that.
What does a boat or RV pad cost?
Most run $3,000 to $7,500, depending on size, five or six inches thick, dirt work, and tying it into the driveway. Out here we pay extra attention to drainage. A pad that holds water is useless in March.
