Papillion's grown fast. Downtown along Washington Street still has houses from the early 1900s, but most of the town (Shadow Lake, Tara Hills, everything out toward Werner Park and 370) went up from the mid-90s on. So the concrete here is mostly young, and young concrete has its own problems.
Our jobs here tend to be one of three things. Finishing a backyard the builder left as dirt: patios, walkways around the side of the house, a pad for the hot tub or the fire pit. Widening a driveway for a third car. Or fixing a stoop or patio that settled and tipped back toward the house.
Why newer Papillion concrete settles
When a house goes up, the hole for the basement gets dug wider than the basement. After the walls are in, that gap gets filled back in, and on a busy job site it usually gets pushed in with a skid loader rather than packed down in layers. That fill keeps settling for years.
Now put a front stoop or a patio across it. One edge is on solid ground and the other is on loose fill, so it cracks along the line or tips toward the house. A sunken stoop is easily the most common repair call we get in Papillion. Filling the crack doesn't fix it. Either the slab gets lifted and the void filled, or it comes out and the base gets done right before we pour again.
The other thing we watch here is drainage. Papillion takes stormwater seriously (the whole Papio Creek watershed is built around it) and your lot's grade is part of that. A patio poured a little out of level can send water somewhere it shouldn't go, so we check before we form anything.

What does a patio cost in Papillion?
A plain broom-finish patio runs about $8 to $14 a square foot, so a 12 by 16 lands somewhere around $1,900 to $3,400. Stamped or colored runs more, roughly $14 to $24 a foot. Getting through a narrow gate or tearing out an old slab first will push it up.
Does my HOA have to approve it?
In most Papillion subdivisions, yes. They usually want to see the size, how close it gets to the property line, and the finish. Approval tends to take two to four weeks, so send it in early. We won't pour until you've got it.
My stoop is pulling away from the house. Is that a big deal?
It's not usually a foundation problem, but don't ignore it. A stoop tipped toward the house sends rain right at your foundation wall. Depending on the shape the concrete is in, we either lift it or replace it.
